What Do I desire to achieve for Carolina Preserve as an HOA Board Member?
- - To help extend the life of our community assets by productive & cost-effective maintenance
- To make repair / replace decisions based on current technology & future trends as well as what is the most cost-effective approach – considering energy, technology, dependability, and fitness for purpose.
- To constantly look for productive cost savings and reductions wherever possible, and to make this objective a part of the CP Finance Committee Charter
- To help establish budgets for our projects, crew them effectively, run them on time, and get them done early and under budget
- To keep all residents informed of the status of all projects all the time on our web site
- To help implement the use of modern project management methodology to keep projects on time or early, on or under budget, and locate issues to be faced before a project is even started, so we do not run into road blocks that can be seen in advance when the plans are on paper, and not bump into them in real time as the project is running
- To meet with residents in open sessions regularly and answer their questions as best as possible, and get answers if I don’t have the information right away
- To maintain a web page with resident’s questions so we all know other’s concerns and the answers to those questions
- To help run our community using check lists to make sure all requirements are addressed regularly, and verify the checklists are used and completed on time and posted to our web site – just as I do as a pilot
- To open the finances to all homeowners with all detail available, per NC § 47F-3-118. Association records which states: All financial and other records, including records of meetings of the association and executive board, shall be made reasonably available for examination by any lot owner and the lot owner's authorized agents
- To work closely with the Town of Cary to maximize the mutual value of our association and our town
- To restart tbe Facilities Committee to take advantage of the volunteer talent of our residents to advise and assist the management group in making the best decisions on assets repairs, maintenance, upgrades, and even initial purchases
- To restart the Covenants Committee to assist the Board of Directors in addressing Resident issues before more formal action is needed
- To restart the Beautification Committee to assist CP homeowners with resources and ideas for our community
- To always remain open to new ideas and suggestions from residents to improve our community
Who Am I, and What is My Experience Leading Me to Make These Suggestions?
- I have lived in CP since early 2021
- I have served on the CP Finance Committee in 2023 and have already implemented cost savings of approximately $15,000 per year
- I have submitted plans to the CP Finance Committee for additional cost savings in our annual land line telephone expenses, our utilities, and our operations procedures
- I have made proposals to the 2023 CP Board to improve the reliability, capacity, and speed of the connection to the Internet at Bradford Hall at a lower cost that we currently pay for our Spectrum connection. I want to follow through to implement these
- I have negotiated with Google Fiber to install a fiber connection to Bradford Hall at no cost to us for the installation, which would be done in a separate trench from our current Spectrum connection, so even digging in our yard would not take out both of our internet connections at the same time
- I have made a proposal to the 2023 CP Board to reduce our cost for television access in Bradford Hall and simplify distribution throughout the facility. I want to follow through on this
- I have volunteered to be on the IT Committee to implement a Google style search ability to index all our written documents, forms, and facility documentation to make it easy for all residents to find information about any topic of their choosing without having to read ever single page to find things. I want to follow through to implement this
- I have volunteered for the Go Green task force to assist in analyzing the power usage in Bradford Hall to find ways to reduce our power utilization and cost of electricity. Since this was not done, I intend to do this analysis, and publish the results
- I have proposed to the current CP Board of Directors to assist in implementing - at no charge - a valuable and useful industry process for analyzing why we have surprises, such as:
- the expense of repairing the clock tower (initially budgeted to be $2,500 in 2017 but ended up being as much as $600,000 at completion);
- the failure of the Marsalis Way retaining wall (the repair of which is now budgeted at $400,000, and this repair was never placed in the reserves budget);
- the extreme delays in completion of the pavilion project (at least 4 months beyond when the electrical conduit was buried) and cost over runs therein.
- This process is known as Root Cause Analysis, Corrective Action Planning, and Failure Modes Effects Analysis.
- These are aimed at learning from our past experiences, and preventing them from reccurring in the future, or at least minimizing their impact and cost.
- It is not an indictment of people involved, nor is it intended to point a finger and blame someone.
- It IS intended on understanding our process weaknesses and strengthening them to prevent future failures.
- I have an electrical engineering degree from MIT and taught computer science and operations research at MIT after graduation
- I pursued my MBA in Finance, Marketing, and Real Estate at UNC Greensboro Bryan School
- I pursued my Masters in Technical Education at NC A&T University as I taught high school in High Point Central High (NC)
- I have consulted to both small and large corporations and government agencies in the US, Canada, and EU
- I have extensive implementation experience with crewing, budgeting, contracting, negotiating, purchasing, and facilities project management in successfully completing over 50 substantial projects for my clients
- I have been a:
- NC Licensed Commercial Builder,
- NC Licensed Electrical Contractor,
- and NC Licensed Plumbing Contractor
for many years giving me much practical experience dealing with planning & permitting agencies & processes
- - I developed and implemented a residential building system that enabled my construction company to site-build build small (1,500sf) homes from scratch in less than 28 days from start to finish, in a metal framing system that I developed, and crewed the company almost exclusively with high school graduates that I taught at High Point Central High School.

In summary, I believe that my suggestions, qualifications and experience will benefit Carolina Preserve by ensuring productive completion of projects well in a timely fashion, and within or below budget.
